Keys and codes

Keys and codes are needed for different things, for example your mailbox, bicycle storage room, the basement, the main entrance, and the garage. If you did not get keys and information from the previous owner of the appartment, send a mail to: styrelssen@brfsurtso.se.

If you want to copy the keys to your appartment door, you need to contact BBGruppens AB on Viderögatan 3 in Kista.
In order for them to be able to make copies, they will need your appartment number, ID and the latest deposit slip for the rental fee.

Rules

  • You require permission from the board for improvements, renovations or repairs to your apartment. You will also require permission if you want to sublease your apartment, see specific information further down.
  • Codes of conduct:
    • Please be careful with our common property. All repair costs will be shared by everyone, including yourself.
    • Don’t let unknown people into the buildings.
    • Mounting satellite dishes on balcony parapets, on the wall, or on windows and doors is not permitted.
    • Please keep the noise down a little extra between 22:00 and 07:00. If you’re having a party, please notify your neighbors beforehand.
    • Barbecuing on your balcony or patio is only allowed with electric- or gas barbecues with lids.
    • If you smoke or use snus, please don’t throw cigarette butts or used snusprillor on the grass. We all live in nice, modern apartments and all extra maintenance costs will be paid by us all in common, including yourself. We want a high standard on both the courtyard and the area around the block.

Subletting

Subletting means leasing your apartment to ”someone else” during a limited time and for at most a year at a time.

  • If you’re having trouble selling your apartment, you might be allowed subletting for a limited period of time. You’ll need to provide a certificate, for example uppdragsavtal with your real estate agent, to the board when applying for permission.
  • If you are going to work or study in a different city, or if you want to try moving in together with someone (e.g. boy-/girlfriend, as well as sibling or daughter/son), you might be allowed to sublet.
  • If you want to sublet for work or study in another city, please provide a certificate with your application.
  • If you want to sublet for moving in together with someone, please provide a personbevis for that someone in your application.
  • If you are going to live abroad while subletting, you need to provide a power of attorney allowing someone else to handle all questions and issues regarding your apartment.

When you are subletting your apartment, you are counted as a landlord and whomever rents from you is your tenant. Your tenant has no relationship with Brf Surtsö. Make sure you have a written contract with your tenant and provide a copy to the board. The application is not approved until the board has sent you a confirmation in writing stating that is the case.

You still have full responsibility for your apartment towards Brf Surtsö. If the tenant misbehaves, you might get evicted. You are also responsible for paying the monthly fee to Brf Surtsö, even if your tenant stops paying you.

If you sublet for more than two years in a row, your tenant might get ”besittningsrätt”, a legal term stating they have a certain right to continue living in your apartment. To avoid this, you should always explicitly state in your written contract that your tenant relinquishes the right to besittningsrätt. The contract should be approved by hyresnämnden. Please note that if your tenant does get besittningsrätt, it only applies towards the apartment owner, not Brf Surtsö.

Parking lots

There are parking lots available on Oddegatan, on Kista Alléväg and unloading zones on Skagafjordsgatan. Parking is forbidden in the unloading zones. Europark will issue a ticket if you do park there, as they belong to Stockholms Stad. Q-park will regularly patrol the courtyard, the garage and parking lots on Surtsögatan belonging to the association.

Parking lots are available in the garage for members of Brf Surtsö, please contact Frubo for more information.

You may now rent one extra parking space.

For these extra parkings lots, following rules apply:

– 1 month notice
– If a member of Brf Surtsö who currently does NOT have a space want to rent a parking space, and there are none free (in garage or out), one of the extra spaces rented will be assigned
– The extra parking space that has been rented the shortest amount of time will be the one canceled

Stairwells

The stairwell is not part of the apartments. You are not allowed to store things in them or leave things behind.

The fire brigade requires the stairwells to be kept clean. You are not allowed to store anything in them. This includes, but is not limited to, strollers and bicycles.

Smoking in the stairwells, in elevators and the garage is forbidden.

Internet, telephony and TV

Brf Surtsö has a deal with ComHem, included in your monthly fee. Please contact ComHem customer service at 0775-17 17 15 if you wish to make use of this. Provide your apartment number or the number displayed on the box in the fusebox.

The deal with ComHem provides:

  • 50 Mbits/s Internet (or a discount on higher speeds)
  • Digital television (basic offer)
  • Internet telephony

Changing carbon filters in the kitchen exhaust fan

The apartments in Brf Surtsö are equipped with a recirculating kitchen exhaust fan with carbon filters. The filters should be changed every six months, and are available both from IKEA and from the reseller Skellefteå Hushållsservice. If the filter isn’t changed, fat from cooking will accumulate in the air duct, and cooking fumes will accumulate in your apartment.

IKEA calls the filter Nyttig fil 558, article number 100.279.71. They must unfortunately be specially ordered, either by visiting Byten och Återköp at your nearest IKEA store or by calling IKEA customer service at 0775-700 500.

The original colors and codes are as folows:
