Information for all residents

The Board has decided to go out with an information letter to all residents about 4 times / year. Here comes our first newsletter.

We have had the annual general meeting on March 14 and the extra general meeting 29 March. The Board had presented four motions approved by those present at the meeting where everyone was in agreement on all points.

According to our enjoyment rules prohibits charcoal grill in our area because there are people living in our houses who are allergic to charcoal smoke and feel sick of it. A bit unfortunate is that we have many balconies facing the inner courtyard and they become easily clogged by smoke when someone grills the pergola.

Preschool children doesn´t feel well of barbecue smoke so it is also a reason why our association refrain from grilling with charcoal.

Electric grills and gas grill are allowed, however. But think about how you handle the gas so that it becomes a safe grilling. We have also a really nice park nearby where you can sit and grill when you are many and want to be together.

At the meeting it was decided that it is not permitted to throw cigarette butts from balconies and front gates of the houses and on our yard. Smoking in front of the gates of the houses are not allowed. You must take responsibility for the cigarett butts and take up the butts off the ground.

The preschool Oddegården has again complained that it looks horrible outside Skagafjordsgatan 5 and where it is full of cigarette butts and empty cigarette packs. It has happened that children get hold of them and played and stopped them in the mouth. So we must be careful and show each other respect and consideration, and create a cozy and neat area.

Anyone who sublet an apartment must have a valid contract for the rental. According to the laws if you sublet your apartment you must have approval from the board for subletting. The residents who have not an approved  contract will be contacted by the board.

If you do not handle this correctly, the Board has the right to evict the residents and terminate the membership of the compound of the Association. Forms are available on our website and on Fastighetsägarnas website

The board want to thank everybody with cars that you moved the cars in the garage during spring cleaning 22 April. Some cars remained and prevented that flooring surfaces were clean from dust and dirt. It’s a shame because at the very surface is still dirt there and comes out on the clean floor and flying around in the air, which is not good.

By next year, all cars must be out of the garage so that the entire floor surface can be cleaned. They who do not move their cars (motorcycles), the Board will contact the night before so that it becomes empty on the floor.

There are children in the neighborhood who like to play. Remember that our courtyard is not a football field and the balls easily end up on someone’s patio. There are residents who get their solar lamps kicked down by the footballs that fly in every time. It’s not so nice when the kids come out on the patio and trample hedge plants and planted plants. If you want to play we refer to the lawn and park area at Kista gård for play – and ball games. And please it´s not allowed to play after 22.00 because the bounces are loud between the houses and disturbs people wanting to get up and go to work next day.

Waste management has become much better and now it looks nice when you come to our neighbourhood. But there are some residents who still put their garbage in the wrong container for paper and cartoons.

And again there are some residents who place their bulky waste and other things on the ground beside the container. That is strictly forbidden.

The Board has written to some residents due to incorrect handling. The Board wishes to remind everyone that it is forbidden and causes problems for the board who then must pay the retrieval of several thousand per year as additional cost. So we hope everyone can take care of their bulky waste itself without becoming costly expenses for the association and all other accommodations.

There are some residents who throw food waste in containers for paper and cardboard, or do not bother to sort their garbage. This is strictly prohibited.

Combustible waste should only be disposed of containers on Surtsögatan / Oddegatan or Surtsögatan / Skagafjordsgatan. On Oddegatan are just containers for paper, cardboard, plastic and cans. Container for metall  is available on Hanstavägen 96.

The Board will build four new MC-places in the garage so that you who have motorcycle can contact to the board. The first contacting the Board receives a place. The price is approximately SEK 250 / place / month.

The Board is also building a bicycle room on Skagafjordsgatan 3 next to the laundry room. There will be room for about 18 bikes. There are also bicycle room on Oddegatan 6. These rooms are large and takes many bikes so here you can park your bike as well.

The bicycle room available at Skagafjorsgatan 3 with door from garage is used by Brf Odde because they do not have any bicycle room for their bikes. Residents in Brf Surtsö do not have keys in there but only residents in Brf Odde enters this bicycle room.

The board has built a boardroom in the cellars on Surtsögatan 3. The Extraordinary General Meeting March 29 decision was taken on the budget and the costs of this. As the association does not take any loans for the construction of the room it means that Brf Surtsö have a good economy.

This room can also be used by the residents after we have checked the ventilation on / exhaust air in the room.

Once this is complete will the residents too be able to rent the room to a sum of money so that they can have some small parties and kids birthday parties there. We will return with more info on this later.
